Questions about SlowSpace Creek
How is Creek priced?+
8 units are offered to partners at ₹62.5 L each, ₹5.0 Cr in all; the sponsor holds ₹7.5 Cr of the ₹12.5 Cr equity, as the founders' land, contributed in kind at their own figure. 8 remain available. A position is held online with a ₹1,00,000 deposit, refundable in full until the Vehicle Agreement is signed. The transfer terms are not yet set; the LLP agreement will state them. The offering letter governs every figure.
What would I hold?+
Units in the partnership that will own the land and the estate. There are twenty units of five per cent each, in one class, with equal rights for every unit; eight are offered. Each partner signs into the partnership directly, with limited liability, and the founders are its designated partners. No return, yield or exit is promised, and you may lose the whole amount.
Who is paid before the partners?+
Cash is paid down a list, each tier in full before the next. First what the sales channels, the card networks and the taxes keep, and the estate's running costs. Then the bank, interest before principal. Then a reserve of six months' instalments, and four per cent of gross revenue set aside for furniture and equipment. The partners come last, pro rata by units, with no preference and no fixed return. The order is proposed in the draft terms, and the LLP agreement will state it.
Is the bank loan in place?+
No. A loan of up to ₹10 Cr has been applied for, to be drawn against certified works, interest-only for the eighteen months of the build and then repaid in 120 level monthly instalments. It is not sanctioned: the sanction follows the title report and the valuation. Nothing on this page says it is secured.
What is still open?+
The partnership is not yet incorporated. The land is counted at the founders' own figure and has no independent valuation yet. A survey of the land exists and is still to be read by a surveyor against the deed. Counsel has not yet cleared the structure. Seven items of the build await a quotation. Each of these comes before anything is signed.
Is Creek the same as Coffee Fields Forever?+
No. They are two separate estates about 1.8 km apart in Kodagu, each held separately and each with its own house brand: Creek is a SlowSpace estate, and Coffee Fields Forever an ESKAPE estate. Holding units in one gives you no share and no vote in the other.
When does it open?+
No opening date has been set, and this page will not guess one. Nothing is built yet. The plan allows eighteen months to build once works begin, and works begin only after the gates before them have closed.
